How the calculation works

Levy = Total chargeable GIA (m²) × local authority rate (£/m²). The brownfield rate is 50% of the greenfield rate, applied where ≥75% of the red-line boundary is previously developed land.

This calculator uses area rates per Schedule 3 of the Building Safety Levy (England) Regulations 2025, effective 1 October 2026. It does not determine PDL status — that requires evidence compilation, which is the core BSL Prep workflow.
